Planning and zoning face six land decisions

The Rio Rancho planning and zoning board has six issues to decide during Tuesday’s meeting at city hall. The meeting is open to the public and starts at 6 p.m.

Curb North wants a subdivision variance saying that street jogs with centerline offsets shall be avoided, but where necessary shall have a minimum offset of 125 feet to permit an offset between 11th Avenue and North Ensenada Circle of approximately 90 feet.

The planning and zoning staff recommends approval with conditions.

The Peaks wants a final plat for the Peaks at Mariposa, subdividing 76.57 acres, into 173 single family lots. The lots are south and east of Blue Grama Drive in a Single Family Residential District encumbered by the Mariposa Master Plan Overlay Zone.

The planning and zoning staff recommends approval with conditions.

The City of Rio Rancho wants a vacation of right-of-way for Granada Road between Sonora Road and Monterrey Road near the Church of the Incarnation. The property is in Unit 17.

The city wants the vacation to construct a drainage pond on the property and to replat the site with a summary plat after the vacation is approved.

The planning and zoning staff recommends approval.

The city requests the adoption of the Lomas Negras Specific Area Plan for a 981-acre area in Unit 13.

The land is bounded by 19th Avenue on the north, 40th Street on the east, Montoyas Arroyo on the west and Idalia Road and Northern Boulevard. on the south.

The planning and zoning staff recommends approval.

The city requests the following changes to zoning for properties in conjunction with the Lomas Negras Specific Plan: Unit 13 Block 55, Lots 18-24,from ‘Unzoned’ to C-2 Wholesale Warehouse Commercial District; Unit 13, Block E, Lots 40-50 and Block JJ, Lots 51-61from ‘Unzoned’ to CMU Commercial Mixed Use District; Unit 13, Block 69, Lots 47-60, from ‘Unzoned’ to C-1 Retail Commercial District; Unit 13, Block 69, Lots 28-36 and 71-79, from ‘Unzoned’ to C-1 Retail Commercial District; Unit 13, Block 69, Lots 10-20 and 87-97, from ‘Unzoned’ to C-1 Retail Commercial District; Unit 13, Block 70, Lots 24-35 and 64-75, from ‘Unzoned’ to O-2 Office Commercial District Zone Map Amendment for Residential Properties; Unit 13, Blocks 43-45, 48-50, 52-54, from ‘Unzoned’ to R-1 Single Family Residential District; Unit 13, Block 55, Lots 1-17, from ‘Unzoned’ to R-1 Single Family Residential District; Unit 13, Block 69, Lots 21-27, 37-70, and 80-86 from ‘Unzoned’ to R-1 Single Family Residential District; Unit 13, Block 70, Lots 1-23, 36-63, and 76-96, from ‘Unzoned’ to R-1 Single Family Residential District; Unit 13, Blocks 71-73, from ‘Unzoned’ to R-1 Single Family Residential District.

Rachel Matthew Development wants 12 acres rezoned from Special Use for R-1 Single Family Residential, R-2 Multi-Family and R-3 Multi-Family District to SU for Townhomes District.

The property is on the south side of Sundt Road, across from Sandstrone Drive.

The planning and zoning staff recommends approval with conditions.
